Our process in improving the value of your home is that first we would start with cleaning and using a power edger to trim any grass along the edge of the driveway. If there are any oil stains in the driveway they will be treated with a propane-powered torch to burn off the surface of the stain and then treated with a spot treatment chemical to seal in whatever has soaked into the asphalt to contain the stain so it won’t “bleed through the sealer”. But please keep in mind that with oil-soaked and stained asphalt, there is ALWAYS a possibility that the stain can resurface, this all depends on how much and how long the spot was saturated.
The next step in the process is if there are any cracks that need to be filled we would first clean the crack with a brush/broom and then use a blower to completely finish the cleaning process. The crack could possibly “sink” in a bit but fear not this in no way will compromise the filler applied to the crack. Cracks over 3/4″ wide and 3/4″ deep can still be filled with this method but the end results may vary.
Once all cleaning and crack filling is completed we can then apply our specially blended sealer to your asphalt surface. We apply the sealcoating with either a brush applied by hand method or by way of spraying the sealer directly onto the driveway. Both are good options for applying, brush applied will put more sealer onto the surface but there is a strong possibility there will be visible brush marks left behind on the driveway. As for the spray method, leaving a much more uniform appearing surface, as well as fully soaking into every nook and cranny of the asphalt.
Once finished with applying the sealer we will then block off the driveway with wooden stakes and caution tape to avoid anyone walking or possibly driving on the surface before it is fully cured. Drying times vary due to temperature, sun exposure, humidity, and time of day completed. The typical drying time to be expected is 24-72 hours. Once fully cured you can then dispose of the caution tape and stakes.
Follow up for asphalt maintenance should be a continuing thing. Just like routine maintenance of your house, if left unattended it will begin to deteriorate and need major repairs. If a driveway is properly maintained it will last significantly longer than one left not maintained.
